INVESTMENT

There are 4 investment options to qualify for the Spain Investor Visa. The investment must be held for a minimum of 5 years:

  • €2m investment in public debt
  • €500,000 investment in real estate
  • €1m investment in shares or bank deposits
  • investment in a business project in scientific and technological innovation (no minimum amount)

SPAIN RESIDENCY INVESTMENT OPTIONS

REAL ESTATE

Purchase a property in Spain for a minimum of €500,000. If a legal entity makes the application, the residence permit would be given only to the individual who owns the majority of the company’s shares, and it also creates a special regime for couples who are married under the community property regime. That is the law’s sole scope of operation. As a result, when a property is acquired by many natural persons who do not constitute a corporation, they are excluded from the extent of the law. Unless they form a corporation and become part of a legal person, Law 14/2013 does not contemplate the possibility of multiple natural persons jointly acquiring a land. The law does not restrict the purchase of a portion of a house but rather the purchase of one or more properties as a whole (“the acquisition of real estate properties in Spain”). The prospect of issuing an investor’s residence permit depends on the purchase of the real estate by a group of people is not being considered.

BUSINESS PROJECT

Business projects: there is no minimum investment requirement; they must be of general interest:

  • Creation of jobs
  • Social and economic impact on the geographical area where they are made.
  • A significant contribution to scientific and technological innovation.

SHARES OR BANK DEPOSITS

Applicants can invest €1m in :

  • Unlisted shares and equity: a declaration of investment must be submitted with the Ministry of Economy and Competitiveness’ Investments Register (Registro de Inversiones). OR Listed shares: a document from a financial broker registered with the National Securities Market Commission (CMNV) or the Bank of Spain; a document from a financial broker registered with the National Securities Market Commission (CMNV) or the Bank of Spain. OR
  • Shares in a Spanish investment fund: a certificate from a fund management firm registered with the National Securities Market Commission (CNMV) claiming that the applicant has invested at least EUR1 million in one or more funds managed by them. Bank deposits: a certificate from the financial institution stating that the claimant is the sole owner of the bank deposit. A letter from the financial institution says that the applicant is the sole owner of the bank deposit. OR
  • Investment funds: investment funds of close-end type or venture capital funds set up in Spain.

PUBLIC DEBT

Invest at least 2m EUR in Spanish public debt securities

Application Processing Time: 1-2 Months

Step 1 - Month 1

Before you can apply, you'll need to collect your documentation and decide on an investment option. You will need to fly to Spain to continue with the application. As a result, obtaining a tourist visa may be required first. Your visa will arrive in 10 working days.

Step 2 - Month 2

You will be scheduled for a biometrics appointment in Spain to complete your investment. Following that, you must submit the supporting documents. Within 20 working days, the Spanish administration will review your application and make a decision.

Step 3 - Month 3

Once the Spanish authorities approve your application, you can collect your resident permit.
