The Portugal Golden Visa is a residence by investment program that provides approved applicants with a fragmented 5-year temporary resident permit. After those 5 years, you can become eligible for permanent residence. You can also apply directly for Portuguese citizenship after 5 years. If you don’t take permanent residence before applying for citizenship, you will need to renew your application for the golden visa. Sparsely populated areas consist of less than 100 hab. per sqkm, or with GDP per capita is below the national average by 75%. You can make an investment either as a private individual or under a company.
You can make an investment of at least 500,000 Euros in a real estate property. This can be reduced by 20% (400,000 Euros) if made in sparsely populated areas.
Applicant can also purchase real estate designated for refurbishment/buildings upgrade at a price of at least 350,000 Euros. This can be reduced by 20% (280,000 Euros) if made in sparsely populated areas.
Since 2022, investors cannot purchase residential real estate under the program in Lisbon, Porto and the Algarve. They can still buy commercial real estate anywhere in the country.

You can make an investment of at least 1.5m EUR in Portuguese public debt instruments, securities, or share capital of a Portuguese company.
You can also choose a capital transfer of at least 500,000 Euros for purchasing shares in investment funds or in venture capital.
You can make an investment of at least 250,000 Euros in supporting the arts. This can be reduced by 20% (200,000 Euros) if made in sparsely populated areas.

You can make an investment of at least 500,000 Euros in a new commercial enterprise headquartered in Portugal. You will need to create 5 jobs. You can also invest in the share capital of an existing company headquarter in Portugal and create or maintain at least 5 jobs for a minimum period of 3 years.

You can make an investment of at least 500,000 Euros in research activities conducted by a scientific research institution. This can be reduced by 20% (280,000 Euros) if made in sparsely populated areas.
You can make an investment creating at least 10 jobs in Portugal. This can be reduced to 8 jobs in sparsely populated areas.
Before applying you will need to select your investment option. Once this is done, you will need to open a bank account in Portugal and transfer the funds. Once you have all your documents you can send your applications with part of the fees to the Serviço de Fronteiras e Estrangeiros (SEF).
After the request is approved by the SEF, you will have to appear in person for an interview in any district of your choice. You will be asked to give your biometrics, finalize your investment and produce documents proving the transaction.
After you the SEF gives you your final approval, you will receive your residency card valid for two years after 10 to 20 days.
The initial resident permit is valid for 1 year and can be renewed indefinitely every 2 years as long as the investment is maintained. This is on condition that the applicant has stayed in Portugal for a period of 7 or more days in the first year and 14 or more days in the subsequent 2 years. After 5 years, you can apply for permanent residence or citizenship.
